As chief operations officer of TruHome Solutions, Keith Varney is responsible for the strategic vision and long-term direction of the mortgage company. From 2000 to 2004, Mr. Varney served as vice president of Mortgage Operations at CommunityAmerica Credit Union — a $1.5 billion dollar credit union located in Lenexa, Kan.

In late 2004, Mr. Varney was appointed to the role of COO of TruHome Solutions when CommunityAmerica planned and executed the vision of offering mortgage services to other credit unions.

Mr. Varney is a 20-year veteran of the mortgage industry. He has held several key executive positions in mortgage companies over the years and has continuously demonstrated his ability to build and grow strong foundations of success. He served his country for four years in the Air Force and also attended Marshall University and Central Missouri State University.

Associations with regional and national committees include the Kansas City Regional Association of Realtors, American Credit Union Mortgage Association and the CUNA Mutual Group National Advisory Committee. Originating from Ohio, Mr. Varney has lived in the Kansas City area since 1983 and is actively involved with the United Way and Children’s Miracle Network.

Sherri Smith / Vice President - Business Development

As vice president of business development for TruHome Solutions, Sherri Smith leads the nationwide sales operations to deliver more mortgage origination market share for credit unions under TruHome’s private label mortgage lending products and services. With more than 27 years of sales and operations experience in the real estate mortgage lending industry, Ms. Smith joined TruHome Solutions in September 2009.

Ms. Smith began her career in mortgage banking with CitiCorp Mortgage at a retail branch office in Kansas City. She continued to grow her career in the mortgage lending industry holding key executive positions in wholesale/correspondent mortgage lending. As senior vice president with a private mortgage banker in Chicago, Ill., Ms. Smith was responsible for nationwide wholesale lending and managing the regional office in Overland Park, Kan. Additionally, Ms. Smith worked with the sales and operations teams to ensure adequacy of credit procedures and training. Additionally, she was essential in communicating between sales, operations and clients regarding the impact of credit policies to all involved parties.

Ms. Smith’s exceptional mortgage lending sales expansion strategies and new client development skills help credit unions make the best decisions about the loan services and efficiencies TruHome provides to minimize risk, increase the rewards of mortgage lending, and to create a positive impact for members.

Her professional training includes MBA courses in lending strategies and regulations. She also has received certified training from HUD and VA on government compliance and standards.

Ann Morgan / Vice President - Mortgage Operations

The career of Ms. Morgan spans more than 25 years, of which 20 years are in the mortgage lending industry. She has held various positions in all areas of lending, with her tenure being in mortgage lending management. Her career history has seen refinance boom highs and production lows where her motivational skills excelled teams to perform at optimum efficiencies.

Ms. Morgan has played an integral role with the implementation of a variety of key mortgage programs and core lending systems for TruHome Solutions, LLC, a mortgage CUSO. Her current position includes managing the entire TruHome Solutions Mortgage operations team.

Prior to implementing the strategic development for TruHome Solutions, Ms. Morgan connected with CommunityAmerica Credit Union in Lenexa, Kan., where she managed the processing, underwriting and closing operations of the mortgage department. During the first year, her team closed 562 loans, totaling $70.5 million. The following year in 2001, CommunityAmerica experienced its first $100 million year. With Ms. Morgan’s direction, the processing team grew to include more than 23 employees. In 2003, her team closed 3,156 loans for $408.4 million. In the five years that Ms. Morgan was with CommunityAmerica, the credit union more than doubled the size of its mortgage portfolio. In October of 2005, Ms. Morgan was named Director of Mortgage Services for TruHome Solutions, LLC. In February of 2010, Ms. Morgan was promoted to vice president of mortgage operations for TruHome Solutions.

Ms. Morgan has a degree from John Wood College in Quincy, Ill. She has completed numerous banking and lending classes from a variety of sources, including attendance at several compliance classes in Washington, D.C. Ms. Morgan is highly skilled at motivating positive change through team training and leadership practices.

Jeff Vossen / Vice President - Mortgage Originations

Jeff Vossen brings over 19 years of loan operations management, financial analysis, and sales experience to TruHome Solutions as vice president of mortgage originations. With a practiced eye to improving efficiencies and accuracy across multiple channels, Mr. Vossen is responsible for the direction of all mortgage originations for TruHome Solutions. This includes all channels, such as inbound sales, outbound sales, branch originations, and originators who deal directly with realtors and builders, to bring in new members to the credit union.

Prior to joining TruHome Solutions in 2010, Mr. Vossen served as divisional finance manager for First Horizon Home Loan Corporation. In January, 2007, he brought his expertise to American National Bank as senior vice president – mortgage lending, where he oversaw the retail mortgage operation with offices in Colorado, Wyoming, Kansas and Missouri. Mr. Vossen significantly improved Compliance ratings with OCC as well as Internal Audit and Loan Review throughout five regions in Colorado, Wyoming, Kansas and Missouri. His career path also included a position as chief financial officer at The Mortgage Bank where he managed all finance, accounting, and operational aspects of their mortgage lending business.

Mr. Vossen earned a degree in consumer economics from the University of Missouri-Columbia.

Greg Spurgeon / Vice President – Secondary Marketing

With over 8 years of experience in mortgage banking, primarily managing the sale of mortgage loans into the secondary market, Greg Spurgeon joined TruHome Solutions as vice president of secondary marketing. Prior to joining TruHome Solutions, Mr. Spurgeon managed the mortgage finance program for the Missouri Housing Development Commission, a $2 Billion financial institution that raises capital through the municipal bond market to provide financing to first-time homebuyers. He previously worked as vice president-capital markets at National Bank of Kansas City, and as a secondary market manager for First Horizon Home Loan Corporation.

Mr. Spurgeon attended Georgia Southern University, earning a BBA with an emphasis in Finance.

Jim Dunleavy / Director – Business Development

Serving as TruHome Solutions' Director of Business Development, Jim Dunleavy's primary responsibilities focus on credit union client initiatives within TruHome's Central Region – Kansas, Missouri, Nebraska, Oklahoma, Arkansas, and Louisiana. In addition, Mr. Dunleavy shares leadership responsibilities for the expansion of our "Partner Program." Working closely with TruHome's sales team, he assists vice president of business development Sherri Smith with ongoing marketing and brand identity strategies, as TruHome Solutions continues to build partnerships nationwide.

Mr. Dunleavy brings over 28 years of mortgage industry knowledge and expertise to TruHome. His strong emphasis and tenure in wholesale lending also provided him with retail and wholesale mortgage origination experience. Prior to joining TruHome, Jim served as sales account executive for Kinecta Federal Credit Union. Before joining the credit union movement, Jim was assistant vice president for Flagstar Bank, with responsibilities for sales, training, and development in Kansas, Missouri, and Nebraska.
